If you’re looking for a neighborhood that truly feels like classic Austin while still being close to everything, Tarrytown is one of the first places that comes to mind. Located just west of Downtown Austin, Tarrytown has a completely different feel from a lot of the newer neighborhoods popping up around the city. It’s quieter, greener, more established and full of character.

What makes Tarrytown so special is that it somehow manages to feel tucked away while still being only minutes from Downtown, Lady Bird Lake and some of Austin’s best restaurants. It’s one of those neighborhoods where people move in and rarely want to leave.

The Lifestyle in Tarrytown

Life in Tarrytown feels slower in the best way possible. The streets are lined with huge mature oak trees, neighbors are constantly out walking dogs or jogging and there’s a strong sense of community throughout the area.

One of the biggest reasons people love Tarrytown is the location. You’re close enough to Downtown Austin to get anywhere quickly but far enough away that it still feels peaceful and residential. Residents spend a lot of time outdoors whether that’s boating on Lake Austin, walking around Reed Park or grabbing coffee and sitting outside on a patio.

It’s especially popular with buyers who want a luxury lifestyle without feeling like they’re living in a high rise or a newer master planned community.

Local Restaurants and Favorite Spots

Tarrytown is surrounded by some of Austin’s longtime favorite restaurants and neighborhood spots.

A few local favorites include:

• Jeffrey's
Probably one of Austin’s most well known upscale restaurants. Great steaks, cocktails and date night atmosphere.

• Josephine House
One of the cutest brunch spots in Central Austin with a cozy neighborhood feel.

• Postino Bryker Woods
Perfect for wine nights, bruschetta boards and casual get togethers.

• Littlefield's Tacos + Coffee
Super laid back spot for tacos, coffee and outdoor seating.

Residents are also just minutes from Austin staples like Mozart's Coffee Roasters, Hula Hut and all the restaurants Downtown and along West 6th.

Schools in Tarrytown

Another huge draw to Tarrytown is the schools. The neighborhood is zoned to some of the more sought after schools in Austin ISD including:

• Casis Elementary School
• O. Henry Middle School
• Austin High School

Casis Elementary especially has a strong reputation and is one of the reasons many families specifically target this area.

There are also several private school options nearby including St. Andrew's Episcopal School and Trinity Episcopal School.

Architecture and Home Styles

One of my favorite things about Tarrytown is that no two streets feel exactly the same. The neighborhood has a mix of older original homes, renovated properties and newer luxury builds that still try to keep the character of the area intact.

You’ll see:

• Classic cottages from the 1930s and 1940s
• Ranch style homes on oversized lots
• Mid century modern designs
• Traditional brick homes
• Modern luxury custom builds
• Waterfront estates near Lake Austin

A lot of the appeal comes from the mature trees, larger lots and the fact that the homes actually have personality. It feels much more established compared to many newer Austin neighborhoods.

Home Prices in Tarrytown

Tarrytown is definitely considered one of Austin’s premier luxury neighborhoods and pricing reflects that.

Smaller homes or condos occasionally come up under $1M but most single family homes are typically well above that. Many homes fall somewhere in the $1.5M to $3M range depending on size, updates and location while waterfront or fully custom properties can easily exceed $5M+.

Buyers are really paying for:

• Central Austin location
• Large established lots
• Mature trees and landscaping
• Architectural character
• Access to highly desired schools
• Close proximity to Downtown and Lake Austin

Inventory also tends to stay pretty limited in Tarrytown which helps keep demand strong.
