How to Market Your Austin Property as a Mid-Term Rental Without Airbnb

If you’ve got a property in Austin and you’re thinking about renting it out, but you don’t want to deal with the constant turnover of short-term rentals or mess with Airbnb, a mid-term rental might be the sweet spot. These are usually furnished rentals that last one to six months and are perfect for people in transition. Think traveling nurses, people relocating to Austin, or folks in between selling and buying.

You don’t need Airbnb to make this work. There are other platforms that focus more on this kind of renter. Furnished Finder is a big one, especially for traveling nurses. You can also list it on Zillow (just set a minimum lease term), Craigslist (yes, it still works), or even Facebook Marketplace. There are a few good local groups like “Austin Mid-Term Rentals” or “ATX Housing” where people actively search for places just like yours.

Another option is to connect with companies or relocation services. There are always people moving to Austin for jobs or big life changes who need a place for a few months while they figure things out. Insurance companies are also a great contact if you're open to housing displaced homeowners. You don’t need to overthink this—just get the word out. I’ve even had people rent places just by telling their friends or posting on Instagram.

If you want to take it a step further, set up a simple website for your property. It doesn’t have to be complicated. A few good photos, a short description, and a way for people to contact you is all you really need. This is helpful if you’re planning to keep it off public platforms and just want to share it privately with referrals or trusted connections.
